Choosing to waterproof your basement is a big decision.

Often times you will spend thousands of dollars, have your basement unusable for days, and a crew of strangers walking in and out of your home. It is normal to feel overwhelmed with these factors.

Before you make your decision, reflect on these 6 steps before you waterproof you basement.

Research the Industry

Research Contractors

Contact 3

Sleep On It

Schedule the Installation

Follow Up

Research the Industry – There is so much information on the internet. Break out your smart phone or grab a cup of coffee and cozy up to your desk for some research. The time you invest here will educate you and help you have a better understanding of the proposed solutions from the contractors. Should you waterproof from the exterior of the interior? What is the warranty? How long will it take? How much should it cost?

Research Contractors – With all the social media and review sites available, word of mouth is no longer a requirement. While referrals from a friend are often a great starting point, make sure you look for the highest rated contractors on Yelp, Google, Angie’s List, Thumbtack, Home Advisor,…the list is endless.

Contact 3 – Get 3 bids. Contractor #1 will tell you they are the best and have a sale that coincidentally expires this evening. Contractor #2 will tell you they are the best and that only their solution will work because of the patented water-flow technology. Contractor #3 will tell you that the other two are inferior and you should trust them. Ugh, what a nightmare.

Sleep on it – Phew, take a breath. When you take a moment before you make your decision, you are bound to make the right one. Refer back to the review sites to verify the contractor’s claims. Did someone get bamboozled by a “last minute sale”? Did they refuse to honor their warranty? Did anyone have issues after the next big rain storm? Did they require a significant down payment?

Schedule the Installation – Now that you have made an educated decision, schedule your basement waterproofing installation when you can be present. You do not have to be present during the install, but you want to be there at the end. Make sure you are completely comfortable with the product. Check your discharge line, make sure your belongings were not damaged, and check dedicated power to your sump pump.

Follow Up – Your contractor should have left you with a signed contract and a warranty. Ensure you keep these in a safe place in case you need to use it. Have the contractor’s phone number save din your phone as well. You should feel good about your investment.

We tell all of our clients to follow these steps. We never allow our customers to sign the same day. We encourage other bids and your own personal research. With over 20 years of experience in the basement waterproofing industry, we have seen every single possible success and failure in a basement. There is a trust factor that weighs heavily on your decision to get your basement waterpfoofed. Above all, you need to trust your contractor.

Imagine this homeowner’s regret. They paid a basement waterproofing company 1000s of dollars for a supposed basement waterproofing system only to find that the system was installed using inferior and outdated materials… not to mention the faulty installation method. This photo shows how a 3″ perforated pipe with the lower third clogged with mud and debris. Salesmen will attempt to fool you and tell you that the pipes will rinse with more rain water or that this type of sediment is normal. Let me ask you a question. Where do you think the mud and debris go after the pipe. If the debris moves at all, it will travel to the sump and through your pump. How many sump pumps would you like to replace? 1, 2 or 5 over the next 20 years? This type of clog can happen over a just a short period of time. We often encounter pipes that are clogged totally shut.

With our proven polymer pipe and our sound installation methods, our system is guaranteed to last for the life of your home. The warranty is transferrable upon sale as well. Additionally, Armored Basement Waterproofing is the only company in the Baltimore, Rockville, and Arlington areas that offers lifetime pump warranties.

Check our reviews, and the reviews of other companies, before you make a decision.
Expert Diagnosis from Armored Basement Waterproofing
We had an emergency call from a customer the other evening. Thank goodness we were able to see them on short notice. From the photo, you can see they had a serious situation. A so-called basement waterproofing company from Baltimore told the customer everything they wanted to hear and gave them a price they couldn’t refuse. When the contractor realized they were in over their head they abandoned the homeowner. They left the yard and the basement a disaster. The kicker is that the homeowners had recently moved out of state and were selling the home. This company wasted their time and caused additional damage and expense.

At Armored Basement Waterproofing, our priority is our customer. Our staff jumped into action. We scheduled an inspection and were able to assess the situation, provide a guaranteed solution, and a great price.

How did this happen? What could the customer have done to avoid this problem? We suggest you get a few quotes from highly reviewed companies…and never sign the contract on the spot.

If you think you have been taken advantage of, been sold a bill of goods, or your system is failing give us a call.

Check us out through our social media links and review site links at the top and bottom of our pages.

As voted by the people (or at least as reviewed by the people), Armored Basement Waterproofing is solidifying itself as the most honest basement waterproofing company in Baltimore, MD and in the industry. Customers are raving about our honest approach to their basement waterproofing issues. Check out the Angie’s List link below and you will read many reviews that depict our honesty.

Here are a few of our latest reviews:

18 August 2014 – “Better than I could have expected. I made an appointment for Jay to come and inspect my basement because we were having a problem with water leaking in during heavy rains. Jay was the 4th contractor we spoke with about our problem. Unlike the previous 3 companies, all of whom recommended various sizes of french drain systems, Jay provided a unique solution that was based on what he saw, was reasonable in scope, and (shockingly) did not involve his company! Jay recommended that we regrade in a couple of places outside the house rather than do any other type of remediation. Each of the 3 other contractors recommended putting in french drain systems that would require jack-hammering out much of our basement in addition to pulling apart a recently installed bathroom and cost in one case tens of thousands of dollars. Jay was absolutely focused on identifying the source of the water and recommending the right solution – not selling his services – and I am truly grateful for his honesty and integrity. I will call him again if we have any other water issues.”

13 August 2014 – “I contacted Armored Basement Waterproofing for help and assistance with an ongoing leak on the first floor of my three story townhouse. I had contacted several others waterproofing contractors over the past 3 – 4 months with mixed to no response because my problem wasn’t in a basement under ground. The ones that did come by recommended a sump pump solution to the tune of $4000 – $6000, that would require foundation drilling, which didn’t sit well with me. When I contacted Armored Basement Waterproofing, they stressed that they would search to find where the leak originated before recommending a solution and they did! Armored Basement found that my leak was being cause by over grading of the ground between my next door neighbor and myself, e.g., it was graded to high and water was coming in between the structure and the foundation. Their Expert showed me the problem in grading, tested the area to ensure it was where the leak was, dug out and leveled off the ground properly to allow correct drainage, and only asked that I provide them with a good review on Angie’s List.! The Armored Basement Expert was the only service provider that took the time to inspect my problem, test to ensure it was the problem, and take the proper action to resolve the problem. I highly recommend them and will being contacting them again should the need arise!!! THANK YOU ARMORED BASEMENT WATERPROOFING!!!”

I’ll leave you with one question. Why call anyone else and risk dishonest pushy sales techniques? Call Armored Basement Waterproofing for a free inspection, zero sales pressure, and an honest assessment.

If you are looking for answers for how to waterproof a basement, continue reading. I’m sure you will gain some invaluable insights. It can be confusing when you are faced with a wet basement, damaged household items, misleading salesmen, pushy terms and conditions, and no personal experience. You may not be familiar with jack hammers, shoveling through rough dirt and rocks, adjusting your trench to the 2’ deep sump pit, installing a sump pump, running the correct diameter piping up and out of your basement, or hauling tons of debris from your yard. You may be apprehensive about investing a sizeable amount of money into rental equipment and hiring your buddies to help with the 100s of buckets of dirt, gravel, and concrete. Before you take the plunge into DIY infamy, look at the following guidelines before installing a basement waterproofing system. The only sure way to waterproof a basement is to take the following factors into account:

Lower the water table

Drain water from your walls

1 – Lower the water table by installing a sub floor pressure relief system. These systems are commonly called a French Drain or Drain Tile System. A quality basement waterproofing system is designed to direct water through the system to the sump pump and out of your basement. The system should intercept the energy from the water and redirect it in your benefit, like martial arts. The water fights its way in and you nudge it through your system and right out of the drain pipe. Over time, water moves mountains and carves landscapes. That being said, systems that claim to stop water are only temporary at best. Liquid waterproofing materials, the ones that are painted on, only provide a barrier and do not rid your basement of the water. The water will gather, build pressure, and find another way into your basement. Additionally, the applied waterproofing materials will eventually breakdown and you will be left with water in that area, again. The only true protection is a basement waterproofing system that channels the water away from your home.

2 – Drain water from the wall. Your system need to include drilling holes in each core of the lowest course of concrete block on your basement walls. These holes relieve the water pressure at the lowest course and essentially drain water from inside the wall. Some systems without the drainage holes all water to continue to seep in from the outside, fill the wall, and seep through to your insulation and framing. Failing to remove the water from your wall can lead to hazards such as mold and deterioration.

If your basement waterproofing system does not account for capillary action or hydrostatic pressure (coming up from the ground) and rain water or snow melt from the sides (and eventually below), you do not have a complete system. A system that only accounts for one of these symtoms is only half a solution.

At Armored Basement Waterproofing, we provide a complete waterproofing solution that defends against all sources of future water intrusion. We deftly redirect water from the ground and your walls into and through our system. We provide additional protection by installing window drains, stairwell drains, Dura Skrim or Vinyl wall coverings, battery backup systems and more advanced sump pump alarms that can actually text you if there is a problem.

We have zero salesmen on staff and we offer zero sales pressure. Proudly serving Baltimore, MD and surrounding areas.

Most honest company I’ve encountered as a homeowner of an old home that needs some extra love and care.
Armored Basement Waterproofing sent Jay out to my house to look at the pre-existing crack that was previously repaired by the former home owner. With rain over the past couple years water had leaked through a 5 foot crack to the insulation and soaked the finished drywall to the point that when touched, a finger would sink into the drywall.

Jay used the drainage system already in place and “finished” the job the previous home-owner had not. He removed and sawed off the injection points left behind and pinned up a full sheet of plastic against the basement wall tying into the drainage system. He charged me zero dollars because he could tell by the pictures I’d sent that the fix would be really easy (for him as a foundation expert and not for me as a non-expert). He stopped by on his way home on a Saturday with his daughter and they did the job in about 30 minutes.
I will be using this company every single time I need waterproofing for basement issues.
THANK YOU!!

S.M.

Thanks for the kind words, SM. We know that each job is different and not all require a full blow system. Some simply require a few minutes of our time. Welcome to the Armored Army!

One Morning Last summer I woke up to a flooded basement due to a very old drainage system in my walkout and through out the basement leading to my sump pump. My entire carpet was ruined and the entire basement from one end to another was soaked. I used Armored Basement WaterProofing to fix the problem. Not only did I get a great price but the work, and customer service was very courteous and proffessional. It was such an emergency on my end that they actually worked on Fathers day to assist my needs. They replaced all the drainage going from my walk out into my basement and replaced the sump pump. They also replaced the pipes going from the sump pump out to the street. Since the work has been done I have not had one drop of water anywhere near my basement. There has been plenty of chances for my basement to flood with the amount of rain we have gotten in my area since they fixed it. If you are looking for someone to do quality work in your basement and don’t want to over pay for it I highly recommend this company. I am in the Military and I pride myself on my honor. Going with these guys was a great decision and I am completely satisfied with the work and outcome of the project.

This company was great to deal with from start to finish. I have used several waterproofing companies for some of my clients over the years. I tell you it is very hard to find a guy like Jay. He is the most honest contractor I have ever dealt with. He takes the time to find the problem before he gives me a solution. Two of my homes he found simple quick fix solutions where other SALESMEN wanted to charge me thousands of dollars to put French drains in. I love dealing with someone who has actually gotten their hands dirty doing the work. This shows me he really knows his field and is not just the typical salesmen. The crew that performed the work led by Chris, who is Jay’s brother. These guys are something else. Such a hard job and they make it look so easy. Not once during the job have I heard them complain. Chris runs a very tight ship. They did a great job at keeping the dust to a bare minimum which is always one of my biggest concerns after seeing some of the damage the other companies have caused in the past. I was surprised that something as simple as keeping a wet towel over the jackhammer tool could keep the dust down to almost nothing. I would recommend Armored Basement Waterproofing to everyone I know. I know they will be my only waterproofing company from here on out. When you find someone good you never let them go, and these guys are as good as it gets.

-Wow, what can we can say about this one. Thanks for your comments, C.E. We are definitely proud of the relationship we have built. You put it right, we have no “SALESMEN”, just honest waterproofers.
